Canadian Mortgage and Property Calculators

Canadian mortgages differ from those in most other countries. By law (Section 6 of the Interest Act), mortgage interest must compound semi-annually, not monthly. This means a quoted 5% rate in Canada is slightly lower in effective terms than a 5% rate in the US. Our calculators use the correct Canadian compounding formula.

If your down payment is less than 20% of the purchase price, you must purchase mortgage default insurance from CMHC, Sagen, or Canada Guaranty. Premiums range from 2.80% to 4.00% of the mortgage amount depending on your loan-to-value ratio. You must also pass the OSFI B-20 stress test, qualifying at the higher of your contract rate plus 2% or 5.25%.

Property costs extend beyond mortgage payments. Land transfer tax varies by province (Ontario, BC, and Quebec have the highest rates), and Toronto charges an additional municipal land transfer tax. Property taxes, condo fees, home insurance, and closing costs (typically 1.5–4% of the purchase price) all factor into your total housing costs.

What is the mortgage stress test?
