Canadian Mortgage and Property Calculators
Canadian mortgages differ from those in most other countries. By law (Section 6 of the Interest Act), mortgage interest must compound semi-annually, not monthly. This means a quoted 5% rate in Canada is slightly lower in effective terms than a 5% rate in the US. Our calculators use the correct Canadian compounding formula.
If your down payment is less than 20% of the purchase price, you must purchase mortgage default insurance from CMHC, Sagen, or Canada Guaranty. Premiums range from 2.80% to 4.00% of the mortgage amount depending on your loan-to-value ratio. You must also pass the OSFI B-20 stress test, qualifying at the higher of your contract rate plus 2% or 5.25%.
Property costs extend beyond mortgage payments. Land transfer tax varies by province (Ontario, BC, and Quebec have the highest rates), and Toronto charges an additional municipal land transfer tax. Property taxes, condo fees, home insurance, and closing costs (typically 1.5–4% of the purchase price) all factor into your total housing costs.

Frequently Asked Questions
What is the minimum down payment in Canada?
5% on the first $500,000 of the purchase price and 10% on the portion above $500,000, up to $999,999. Homes priced at $1.5 million or more require a minimum 20% down payment.
What is the mortgage stress test?
The B-20 stress test requires borrowers to qualify at the higher of their contract rate plus 2% or 5.25%. This applies to all new mortgages, renewals with a new lender, and refinances.
Should I choose fixed or variable?
Fixed rates offer payment certainty for your term (typically 5 years). Variable rates fluctuate with the Bank of Canada overnight rate and are historically lower over long periods, but carry uncertainty. Your choice depends on risk tolerance and rate outlook.
