Understanding London, Ontario Property Taxes

London’s residential property tax rate of approximately 1.30% is among the higher rates in Ontario’s mid-sized cities, but it is applied to property values that remain considerably lower than those in the Greater Toronto Area. The rate includes the City of London’s municipal levy, the education portion set by the provincial government, and any applicable special area rates. London’s tax rate is set each spring as part of the multi-year budget cycle approved by City Council.

As home to the University of Western Ontario and Fanshawe College, London’s housing market includes a significant student rental component which can affect property assessments in neighbourhoods near the campuses. The Municipal Property Assessment Corporation (MPAC) assesses London properties using the same market-value-based methodology applied across Ontario. London is also a popular destination for retirees and remote workers relocating from the GTA, and demand has driven assessment increases in recent reassessment cycles.

London offers property tax relief programs including a tax deferral for low-income seniors and persons with disabilities, and the city accepts pre-authorized monthly payment plans to spread the cost over the year. Property owners who believe their MPAC assessment is too high can file a Request for Reconsideration at no cost. London’s comparatively higher rate is partly offset by lower assessments, but homeowners moving to London from cities like Toronto often find that the combination of higher rate and substantially lower home prices produces overall lower total housing costs.
