Understanding Hamilton Property Taxes
Hamilton’s residential property tax rate of approximately 1.33% is higher than Toronto’s but is applied to significantly lower property values. The combined rate includes the municipal levy (funding city services, police, fire, transit, and infrastructure), an education levy set by the Ontario government, and area-specific rates that differ between the urban and rural portions of the amalgamated city. Hamilton’s rate has been the subject of council debates in recent years as the city invests in LRT, infrastructure renewal, and housing affordability initiatives.
Hamilton has experienced significant housing price growth as buyers priced out of Toronto seek more affordable options within commuting distance. The GO Transit expansion and planned LRT have increased demand in neighbourhoods along the transit corridor. For homebuyers, Hamilton is subject to Ontario’s provincial land transfer tax, which is calculated on a tiered scale from 0.5% to 2.5%. Unlike Toronto, Hamilton does not impose a municipal land transfer tax, saving buyers a substantial additional cost.
