Understanding Edmonton Property Taxes
Edmonton’s residential property tax rate of approximately 0.72% is set annually by City Council and reflects the revenue needed to fund municipal services including Edmonton Transit Service, Edmonton Police Service, fire rescue, roads, and community programs. The rate is applied to the assessed value of your property as determined by the City of Edmonton Assessment and Taxation branch, which estimates market value as of July 1 of the prior year.
Like Calgary, Edmonton benefits from Alberta’s lack of a provincial land transfer tax, making homeownership more accessible compared to provinces that charge 1–3% on purchase price. Edmonton’s property tax bill includes a municipal component and a provincial education requisition. The education portion is set by the Alberta government and collected by the municipality on its behalf. Property owners who disagree with their assessment can file a complaint with the Assessment Review Board before the annual deadline.

Edmonton offers several property tax assistance programs, including the Seniors Property Tax Deferral Program (provincial), which allows homeowners aged 65 and older to defer all or part of their property taxes at a low interest rate. The City also provides a property tax cancellation or deferral program for low-income seniors and individuals with disabilities. Edmonton property taxes are due in late June, with an option to enrol in a monthly pre-authorized payment plan.
